What types of loans does Assurity Capital offer?

We specialise in non-bank private lending, including:

What is the minimum and maximum loan amount?

We lend from $50,000 up to $5,000,000+, depending on the security property and loan purpose.

Do you offer personal or caveat loans?

No. We do not offer personal loans or caveat loans. All lending is secured by real estate and must be for commercial, business, or investment use.

What types of security property do you accept?

We accept a range of properties including:

  • Residential (non-owner occupied)

  • Commercial or industrial properties

  • Vacant land and DA-approved development sites

  • Rural and mixed-use properties (case-by-case)

How quickly can a loan be approved and settled?

  • Indicative terms: within 24 hours

  • Settlement: generally within 3–5 business days after valuation and legal checks
    We prioritise fast, efficient funding.

Do you require income or credit checks?

Not typically. We’re an asset-based lender, so we focus on:

  • The property’s value and equity

  • The proposed loan exit strategy

  • The purpose of the funds

No tax returns or financials required in most cases.

What is a non-coded loan?

A non-coded loan is a loan that is exempt from the NCCP Act, meaning it's provided for business or investment purposes, not personal use. You’ll be required to sign a Business Purpose Declaration.

Can I refinance an existing private loan or 2nd mortgage?

Yes. We frequently refinance:

  • Expiring private loans

  • High-interest short-term mortgages

  • Loans from other private lenders
    This helps clients regain control or restructure their funding.

What documents do I need to apply?

We usually require:

  • Council rates notice

  • Existing mortgage statement (if applicable)

  • Identification (driver licence/passport)

  • Company or trust details (if applicable)

Can I apply directly?

Yes. You can apply directly to Assurity Capital or work through your broker, accountant, or solicitor.

Who can submit deals to Assurity Capital?

We accept referrals from:

  • Mortgage brokers

  • Accountants and advisers

  • Lawyers and conveyancers

  • Commercial finance specialists

Do you pay broker commissions?

Yes. We offer competitive commissions that are paid promptly on settlement. Contact us to register as a referral partner.

How do I submit a scenario?

Do I need a credit licence to refer?

No, since our loans are non-coded, credit licence requirements do not apply for referral. However, we expect professional conduct and that borrowers understand their obligations.
