Private Lenders Wollongong for Business and Property Finance

When a property settlement, business opportunity or existing loan deadline cannot wait, the funding proposal needs to be clear: what the money will achieve, what property supports it and how it will be repaid.

Assurity Capital considers property-secured private finance for eligible business owners, property investors and developers in Wollongong and the Illawarra.

We are an Australian non-bank private lender based in Sydney, serving borrowers across Australia. Loan requests from $50,000 to $5 million and above may be considered, subject to assessment.

Our lending options include first mortgages, second mortgages, bridging loans, secured business loans, commercial property finance, development funding, construction-completion finance and refinancing of eligible private loans.

Discuss your Wollongong lending scenario

Call 02 9389 1077 or email scenario@assuritycapital.com.au.

Tell us the amount required, purpose, property address, estimated value, existing secured debt, deadline and proposed repayment strategy.

Finance is available for eligible business, investment and commercial purposes only. Assurity Capital does not provide consumer-purpose personal loans or owner-occupied home loans. All applications are subject to assessment and approval.

What is private lending in Wollongong?

Private lending in Wollongong is finance provided outside the conventional bank lending process. Property-secured private loans use an eligible property interest as security and are assessed against the proposed transaction.

For Assurity Capital, important considerations include the property’s accepted value, existing mortgages and registered interests, security priority, borrowing entity, use of funds, required term and exit strategy.

Private finance may be relevant when a commercially supportable transaction does not fit standard bank policy or timing. It does not mean automatic approval, unrestricted borrowing or finance without supporting evidence.

When might private finance suit your transaction?

A useful starting point is the problem the funding must solve.

You have a commercial property settlement approaching

A purchase may require funding before another sale completes or before a longer-term lender is ready. Bridging finance or a first mortgage may be considered if the property, settlement requirements and repayment plan support the transaction.

Provide the purchase contract, settlement date, deposit already paid and the net amount needed to complete.

Your business needs capital, but its equity is tied up in property

A property-secured business loan may help an eligible borrower fund stock, suppliers, expansion or another defined commercial requirement.

If an existing first mortgage is to remain in place, a second mortgage may be considered. Available equity, the existing facility’s terms and the proposed repayment strategy will be important.

A private loan is approaching maturity

Refinancing may be considered where an existing facility needs to be replaced. The assessment must address why the original exit has changed and how the replacement loan will be repaid.

An up-to-date payout statement and realistic exit are more useful than a property estimate alone.

A development needs its next stage of funding

Site acquisition, construction, completion and completed-stock funding each require different evidence. The proposed facility must fit the project’s actual stage and remaining costs.

A development approval, by itself, does not demonstrate that a project can repay its debt.

Commercial property finance Wollongong

Assurity Capital may consider commercial property finance for eligible purchases, refinancing, business equity release and short-term funding requirements in Wollongong.

A commercial investment property and premises occupied by the borrower’s business can present different credit considerations. For an investment asset, tenancy and rental evidence may be central. For business premises, the proposed business use and repayment arrangements also need to be understood.

Potential security may include acceptable offices, retail premises, professional suites, warehouses, industrial units and mixed-use property.

A commercial property finance submission may need:

  • The purchase contract or current ownership details

  • Property address, title and existing secured debt

  • Current leases and rental information

  • Vacancy details and proposed occupancy

  • Permitted use and relevant approvals

  • Outgoings, material repairs and known property issues

  • Valuation information

  • The requested term and repayment strategy

A strong tenant or attractive location does not guarantee approval. Assurity Capital considers the complete property and financing proposal.

Industrial property and business premises

For an industrial-property enquiry in Unanderra, Port Kembla or another Wollongong location, identify exactly what is being offered as security.

The real estate, business goodwill, machinery and specialised fit-out are separate components. They should not automatically be combined into one assumed property value.

Depending on the asset, assessment may consider access, building configuration, lawful use, tenancy, environmental information and alternative demand for the premises.

A highly specialised building may need a different valuation and exit approach from a broadly usable warehouse.

Bridging loans Wollongong

A bridging loan provides temporary finance until a defined repayment event occurs.

Business-purpose bridging finance in Wollongong may be considered where:

  • A commercial purchase settles before another property sale

  • A refinance is progressing but will not complete before an existing loan matures

  • An eligible investment transaction has a settlement timing gap

  • A completed development is awaiting sale proceeds

  • A business requires temporary property-secured funding for a specific transaction

The repayment event matters as much as the initial deadline.

A contracted sale, a refinance with outstanding conditions and an anticipated future sale carry different levels of uncertainty. Your submission should explain the status of the exit and provide available evidence.

What makes a bridging proposal assessable?

Include the amount needed at settlement, the proposed loan term, all existing property debt, the expected repayment event and the time allowed for delays.

If repayment depends on refinancing, explain how that refinance is expected to qualify. If it depends on a sale, use realistic net proceeds after existing debt and selling costs.

Urgent applications may be considered, but settlement timing is subject to due diligence, valuation where required, documentation and approval.

First and second mortgage loans in Wollongong

First mortgage private finance

A first mortgage gives the lender first-ranking registered mortgage security over the relevant property interest, subject to applicable legal priorities.

First mortgage finance may be considered for an eligible commercial purchase, refinance, business funding request or development transaction.

Where existing debt is being replaced, the proposed facility must account for its discharge as well as the borrower’s additional funding needs.

Second mortgage finance

A second mortgage is registered behind an existing first mortgage. It may allow an eligible borrower to seek additional property-secured funding without replacing the entire first facility.

The assessment considers the first mortgage balance, proposed additional debt, accepted property value, combined leverage and repayment strategy. Consent or a priority arrangement may be required.

A second mortgage is not the same as a loan to buy a second property. The term describes the ranking of mortgage security.

Secured business loans Wollongong

A property-secured business loan may be considered for a defined commercial purpose supported by acceptable property and a credible repayment plan.

Potential requirements include:

  • Stock and inventory

  • Supplier payments

  • Business expansion

  • Eligible commercial premises expenditure

  • Equipment purchases funded through a property-secured facility

  • Project costs

  • Business-related tax obligations

  • Refinancing eligible commercial debt

  • Short-term working capital

The business purpose should be specific. “Cash flow” is a starting description, but a stronger submission explains the amount, timing, use of funds and source of repayment.

For example, funding stock for a documented business requirement presents different questions from borrowing to cover recurring losses without a recovery plan.

ATO and commercial creditor payments

Eligible business-related ATO liabilities and commercial creditor payments may be considered as part of a property-secured proposal.

The assessment needs to understand the liability, the reason it arose and whether the proposed borrowing forms part of a sustainable plan.

Replacing an unsecured obligation with property-secured debt changes the borrower’s risk. It should not be treated as an automatic solution to financial difficulty.

How much usable funding can your property support?

Property equity, approved loan size and cash available at settlement are different figures.

The lender starts with an accepted property value, not necessarily the owner’s estimate or advertised price. Existing debt, mortgage ranking, loan costs, interest treatment and the proposed exit then affect what may be available.

Understanding combined LVR

Loan-to-value ratio, or LVR, expresses secured debt as a percentage of the property’s accepted value.

If an accepted property value is $1.5 million and the combined secured debt is $900,000, the combined LVR is 60%.

For a second mortgage, the calculation includes the existing first mortgage and the proposed second mortgage. The treatment of interest, costs and other secured liabilities must also be checked.

This example illustrates the calculation only. It is not an Assurity Capital lending limit or offer.

Gross loan amount versus net proceeds

A $300,000 facility does not necessarily provide $300,000 to spend.

Depending on the approved structure, deductions may include existing debt payouts, fees, legal expenses or an interest reserve.

Ask for:

  • The gross facility amount

  • Each deduction at settlement

  • The net funds available for your intended purpose

  • Ongoing payment obligations

  • The expected repayment amount at maturity

Comparing net proceeds and total repayment obligations gives a clearer picture than comparing headline loan amounts alone.

Property development finance Wollongong

A development facility should match the project’s stage, approvals, remaining budget and proposed exit.

Assurity Capital may consider eligible development-related enquiries involving site acquisition, approved construction expenditure, completion funding, refinancing and completed-stock finance.

Site acquisition and early-stage requirements

For a site purchase, provide the contract, current use, approval status, borrower contribution and intended next funding stage.

Be clear about whether the proposal depends on obtaining further approvals. Do not assume an unapproved scheme or projected completed value will be accepted as current security value.

Construction finance

For an eligible construction project, relevant information may include:

  • Development consent and conditions

  • Approved plans and construction documentation

  • Building contract and builder details

  • Project budget and contingency

  • Existing debt and borrower equity

  • Quantity-surveyor information where required

  • Presales or other evidence supporting expected prices

  • Drawdown requirements

  • Construction timetable

  • Sales or refinance strategy

Feasibility should account for more than building costs. Finance costs, professional fees, selling costs, contingencies and time all affect the amount available to repay the facility.

Construction-completion funding

A partly completed project needs a clear reconciliation between money already spent and the money still required.

Provide the current construction stage, outstanding creditors, remaining works, builder arrangements, revised budget and expected completion date.

The proposed funding must address both any existing debt payout and the cost of reaching the intended exit. Covering one while leaving the other unfunded does not produce a complete solution.

Residual-stock finance

Residual-stock finance may be considered against eligible completed but unsold property.

The assessment can include completed values, existing debt, sales evidence, selling costs, expected settlement dates and net proceeds available from each sale.

Completed stock still carries selling and holding risks. A realistic sales period is an important part of the funding proposal.

Property evidence for Wollongong and the Illawarra

A central Wollongong strata suite, northern-suburbs investment property, industrial workshop and development site should not be assessed as interchangeable assets.

Relevant evidence depends on the actual security property.

Strata property

For a strata property, material information may include levies, special levies, building condition, common-property matters and relevant records.

Known defects or major upcoming expenditure should be disclosed early.

Development and planning position

Identify the property’s lawful use, approvals and conditions affecting the proposed transaction.

Where development is involved, clarify whether further consents, reports or works are needed before construction, occupation or sale.

Site and physical characteristics

Where relevant, provide information about access, slope, drainage and identified hazard or environmental issues.

These are property-specific questions, not assumptions that every Wollongong property has the same constraints.

Marketability and repayment

Valuation evidence should suit the property’s type and location. An industrial property should not be assessed solely by reference to nearby residential prices.

The exit should consider who is likely to buy or refinance the asset and how long that process may realistically take.

Refinancing private loans and caveat-related facilities

If a loan is approaching maturity, early preparation gives more time to assess the available options.

Assurity Capital may consider eligible refinancing of private first mortgages, second mortgages and caveat-related funding arrangements.

For an initial review, provide:

  • Current balance and up-to-date payout

  • Maturity date

  • Interest and relevant charges

  • Arrears or formal notices, if any

  • All properties securing the facility

  • Existing mortgages and caveats

  • The reason the original exit has changed

  • The proposed repayment strategy for the replacement loan

A caveat-related facility should not automatically be treated as identical to a registered second mortgage. The underlying documents and legal security position require review.

A refinance can address a funding deadline, but repeated refinancing without a workable exit can increase costs and exposure.

Self-employed borrowers and alternative documentation

Private lending may be relevant to eligible self-employed applicants whose circumstances do not fit a bank’s standard documentation process.

However, “low-doc” does not mean no evidence, no credit assessment or guaranteed approval.

Depending on the transaction, required information may include identification, company or trust documents, existing loan statements, business-purpose evidence, property information and documents supporting repayment.

A bank decline does not itself establish that private finance is suitable. Explain the reason for the decline and whether the underlying issue remains unresolved.

Comparing private lenders in Wollongong

The most suitable private lender depends on your transaction, not a general “best lender” label.

When comparing options, consider:

  • Whether the lender accepts your property and loan purpose

  • The proposed security position

  • Net proceeds after deductions

  • Interest calculation and payment arrangements

  • Establishment, valuation, legal and discharge costs

  • Minimum-interest and early-repayment terms

  • Remaining approval conditions

  • The proposed term and repayment obligations

  • Consequences if the exit is delayed

  • The lending entity and any broker or introducer involvement

Assurity Capital considers a range of property-secured business, commercial, bridging, development and refinance scenarios.

The right facility must fit the borrower’s circumstances and be supported by an achievable exit.

How to apply for private finance in Wollongong

1. Explain the transaction

Start with the amount, specific purpose and deadline. Identify both the requested facility and net cash required.

2. Describe the security

Provide the address, property type, ownership, estimated value and all existing secured liabilities.

3. Show how repayment will occur

Explain the intended sale, refinance or other commercial repayment event. Include supporting documents where available.

4. Review the proposed terms

If the scenario progresses, examine the amount, costs, security, term and conditions. Indicative terms are not final approval.

5. Complete due diligence and documentation

Further information, valuation, security review and legal documents may be required. Independent advice should be obtained before committing.

6. Plan for settlement and maturity

Proceed only when the necessary conditions and approval requirements are satisfied. Monitor the exit throughout the term rather than waiting until maturity.

Frequently asked questions

Does Assurity Capital provide private lending in Wollongong?

Assurity Capital considers eligible property-secured business, investment and commercial lending enquiries in Wollongong as part of its NSW coverage. Each proposal is assessed on its purpose, property, borrowing structure, debt and repayment strategy.

What amounts can be considered?

Loan requests from $50,000 to $5 million and above may be considered. The available amount depends on the accepted property value, existing debt, security position, costs, purpose and exit. The advertised range does not guarantee eligibility.

Are these unsecured business loans?

No. The lending described on this page is property-secured. A borrower seeking finance without property security should not assume these facilities are suitable.

Can I get a second mortgage without replacing my existing loan?

Potentially. A second mortgage may allow the existing first mortgage to remain, subject to available equity, combined debt, first-mortgage terms and any required consent or priority arrangements.

How quickly can a bridging loan settle?

Timing depends on the completeness of the application, valuation, title and security review, legal documentation and outstanding conditions. Provide your deadline at the beginning, but do not rely on funding before approval and settlement arrangements are confirmed.

Can I apply after a bank declines my loan?

You can discuss the scenario. Private assessment criteria may differ, but a bank decline is not a qualification for approval. The property, purpose and repayment strategy must still be acceptable.

Can a private loan fund my business premises?

An eligible commercial premises purchase may be considered. Identify the property purchase separately from equipment, stock, goodwill or other business assets included in the transaction.

Do you consider development finance in Wollongong?

Eligible development-related proposals may be considered, including acquisition, construction, completion, refinance and residual-stock requirements. The project stage, approvals, budget, equity and exit must support the requested structure.

Can I refinance a caveat loan?

Eligible caveat-related refinancing may be considered. Provide the underlying loan documents, current payout, details of registered interests and proposed repayment plan. The legal security position must be reviewed.

Can property equity be used for business-related ATO debt?

Eligible business-related liabilities may be considered as part of a property-secured proposal. The borrowing needs a credible commercial purpose and repayment plan. Securing additional debt against property can increase the borrower’s risk.

Is the interest rate the main thing to compare?

No. Compare interest alongside fees, net proceeds, minimum-interest conditions, repayment timing, security requirements and default provisions. A lower headline rate does not necessarily mean a lower total cost.

What is an exit strategy?

An exit strategy explains how the loan will be repaid at or before maturity. Examples include a property sale, longer-term refinance, completed development settlements or documented commercial proceeds. The expected amount and timing should be supported by evidence.

Does Assurity Capital provide owner-occupied home loans?

No. Assurity Capital does not provide consumer-purpose personal loans or owner-occupied home loans. The use of funds and borrowing structure must be assessed; calling a transaction an investment does not automatically establish eligibility.

What happens if I cannot repay?

Default may result in additional costs and enforcement of security, potentially including sale of the secured property. Guarantees may also create obligations for guarantors. Obtain independent advice and understand the documents before proceeding.
