Assurity Capital considers property-secured private finance for business owners, property investors and developers in Launceston and eligible surrounding Tasmanian locations.

Assurity Capital is an Australian non-bank private lender based in Sydney, serving borrowers nationally. Loan requests from $50,000 to $5 million and above may be considered, subject to assessment.
Potential structures include first mortgages, second mortgages, bridging loans, secured business loans, commercial property finance, development funding and private-loan refinancing.

Looking for a private lender in Launceston?
Assurity Capital considers eligible Launceston transactions involving business-purpose funding secured by property.
A private lender evaluates the proposed borrowing against the security, existing liabilities, use of funds and means of repayment. An alternative assessment approach may help where conventional bank policy or timing does not fit the transaction.
However, property equity alone does not establish eligibility. The borrowing entity, actual purpose, mortgage position, requested term and repayment evidence remain important.
Why consider Assurity Capital?
Assurity Capital offers a point of contact for several property-secured funding requirements, including commercial purchases, business capital, bridging, development-related enquiries and refinancing.
An eligible borrower can present the complete transaction rather than choosing a loan label before the relevant facts have been assessed.
Our published lending scope includes first and second mortgages, property-backed business funding and short-term finance. The appropriate structure depends on the property, purpose, existing debt and exit.
For a Launceston enquiry, start with the following:
-
The commercial outcome you need to achieve
-
The net funding required
-
The property available as security
-
Existing mortgages and other relevant liabilities
-
The contractual deadline or requested term
-
Evidence supporting repayment
An initial enquiry helps establish whether the proposal may fit the applicable criteria. It is not approval or a commitment to lend.
Commercial property finance Launceston
Commercial property finance may be considered for eligible purchases, refinancing and business-purpose equity release.
Potential security may include acceptable offices, retail premises, professional suites, warehouses, industrial units and mixed-use buildings.
The assessment should reflect the actual property and transaction. An investor purchasing a tenanted building has different funding considerations from a business buying vacant premises for its own use.
Buying your business premises
If you are acquiring premises, distinguish the real-estate purchase from equipment, stock, goodwill and other business assets.
Also identify the money needed after settlement. Fit-out, relocation, repairs and working capital can affect whether the overall transaction is adequately funded.
For an initial assessment, provide the contract, deposit paid, proposed occupancy, existing liabilities and source of repayment.
Refinancing a commercial investment
Explain whether the refinance is intended to replace a maturing facility, release equity, change the funding structure or bridge to longer-term finance.
Relevant information may include rental income, lease expiry, vacancy, property condition, current debt and the proposed exit.
A high headline rental yield does not establish the amount that can be borrowed. Outgoings, repairs, vacancy and the sustainability of the rent also matter.
Mixed-use buildings
Where a property contains different uses, identify each component and its approval and occupancy position.
For example, commercial premises with accommodation above may require separate consideration of leases, access, building condition and permitted use.
The lender needs to understand the property as it exists, not simply the use intended after purchase.
Existing buildings, refurbishment and heritage considerations
For an older Launceston commercial property, the purchase price may be only one part of the funding requirement.
If refurbishment or a change of use is proposed, identify what can be done under the existing approvals and what requires further assessment.
Where heritage controls apply, obtain advice about the proposed works before relying on a renovation budget or completion date.
Useful information may include:
-
Current lawful use
-
Relevant planning or heritage status
-
Proposed scope of works
-
Required approvals
-
Building reports and known defects
-
Contractor quotations
-
Contingency for additional work
-
Expected downtime or vacancy
-
The intended use or sale following completion
A proposal based on buying, improving and refinancing a property needs evidence for each stage.
The completed value should not be assumed to equal the purchase price plus refurbishment expenditure. The lender may require independent evidence of what the finished property could support.
Bridging loans Launceston
A bridging loan provides temporary funding until an identified repayment event occurs.
Assurity Capital may consider business-purpose bridging finance for eligible transactions where the need for funds arises before sale proceeds or longer-term finance become available.
Potential situations include:
-
A commercial purchase settling before another asset sale
-
An existing loan maturing before a refinance completes
-
An eligible investment transaction with different settlement dates
-
Completed development property awaiting sales proceeds
-
A defined short-term commercial funding requirement
The important question is how the bridge ends.
A signed sale contract, a refinance progressing through approval and an anticipated future sale have different levels of certainty. Explain which applies and provide supporting information.
Allow enough time for the exit
If repayment depends on selling, consider marketing, contract conditions, settlement and selling costs.
If repayment depends on refinancing, identify the next lender’s likely requirements and whether they can be met within the proposed term.
Do not assume a short-term loan can simply be extended. Extensions depend on the documents, lender agreement and the circumstances at the time.
Secured business loans Launceston
A property-secured business loan may be considered for an eligible commercial requirement supported by acceptable security and a credible repayment plan.
Potential uses include stock, supplier payments, business expansion, project expenditure, premises improvements and refinancing eligible commercial debt.
Explain the actual expenditure rather than relying only on a broad description such as “cash flow.”
A stronger submission identifies what must be paid, when payment is due, what the funding achieves and where repayment will come from.
Business acquisition enquiries
If the funding relates to purchasing a business, separate the purchase components.
Real estate, equipment, stock and goodwill have different characteristics. A property-secured facility should not be assumed to cover the entire purchase simply because the transaction includes premises.
Supply the purchase structure, available property security, borrower contribution and the proposed repayment plan.
Business-related tax and creditor payments
Eligible business-related ATO liabilities or commercial creditors may be considered within a property-secured proposal.
The assessment needs to understand why the liability arose and whether the proposed borrowing forms part of a workable financial plan.
Replacing an unsecured obligation with debt secured against property changes the borrower’s risk. It is not automatically the appropriate response to financial difficulty.

First mortgages and second mortgage loans
First mortgage private finance
A first mortgage provides first-ranking registered mortgage security over the relevant property interest, subject to applicable legal priorities.
First mortgage funding may be considered for eligible acquisitions, refinancing, business requirements and development-related transactions.
Where existing debt is being replaced, the facility needs to account for its payout, transaction costs and any additional funding required.
Second mortgage loans Launceston
A second mortgage ranks behind an existing first mortgage. It may allow an eligible borrower to seek additional property-secured funding while retaining the existing first facility.
Assessment considers accepted property value, first-mortgage debt, proposed additional borrowing, combined leverage and repayment strategy.
The existing mortgage terms and any required consent or priority arrangements must also be reviewed.
A second mortgage refers to the ranking of security. It does not simply mean a loan to buy a second property.
Property development finance Launceston
Development finance should be structured around the project’s current stage, approvals, remaining costs and expected repayment proceeds.
Assurity Capital may consider eligible development-related enquiries involving acquisition, approved construction expenditure, completion funding, refinancing and completed stock.
Before construction starts
For an acquisition or early-stage proposal, provide the contract, current use, planning status, proposed project and borrower contribution.
Identify any approvals still needed. An intended development should not be presented as an approved project.
The current site value and projected completed value should be clearly separated.
Construction funding
An eligible construction proposal may require:
-
Planning approval and relevant conditions
-
Approved plans and building documentation
-
Building contract and builder details
-
A detailed project budget
-
Borrower equity and existing debt
-
Contingency allowance
-
Quantity-surveyor information where required
-
Presales or other evidence supporting achievable prices
-
Funding and drawdown requirements
-
Completion timetable and repayment strategy
The budget should account for finance costs, professional fees, selling expenses and delays as well as construction expenditure.
If progressive funding is proposed, understand what must be satisfied before each drawdown and how any gap between costs and available funding will be covered.
Completing a partly built project
Construction-completion funding needs a reliable assessment of what remains to be done.
Provide the current stage, remaining works, outstanding creditors, builder arrangements, revised program and funds required to reach the intended exit.
A refinance that pays out the existing lender but leaves insufficient money to finish construction does not address the whole funding requirement.
Residual-stock finance
Residual-stock finance may be considered against eligible completed but unsold property.
The assessment examines completed values, existing debt, current sales evidence, selling costs and the expected period required to realise net proceeds.
Where several properties secure one facility, clarify the conditions for releasing individual properties after sale.
Planning and property checks in Launceston
Property finance needs to reflect the security’s actual condition and permitted use.
For the particular address, relevant information may include planning controls, heritage status, building condition, identified hazards, environmental matters and insurance.
Where applicable, obtain current property-specific information about flood or other hazard controls. Do not assume that one part of Launceston has the same requirements as another.
For strata property, material levies, proposed works and building issues may also affect cost and marketability.
These are assessment considerations, not a claim that every property is affected.
Disclosing known issues early helps clarify whether further reports, costs or time need to be allowed for.
Northern Tasmanian property and repayment evidence
A regional property should be assessed using evidence appropriate to its type and location.
A central commercial building, suburban investment property, specialised industrial asset and rural holding can have different buyer and refinance markets.
If the loan is to be repaid by sale, the proposal should allow for a realistic marketing period and net proceeds.
If refinancing is the exit, explain how the borrower expects to satisfy the next lender’s criteria. An intention to refinance is not the same as an approved refinance.
For specialised or rural property, additional information about lawful use, access, services, improvements and comparable sales may be required.
How much can I borrow?
Assurity Capital considers requests from $50,000 to $5 million and above, subject to assessment.
The amount available depends on accepted property value, existing liabilities, security priority, purpose, term, costs, interest treatment and exit.
Loan-to-value ratio
Loan-to-value ratio, or LVR, compares secured debt with the accepted property value.
If a property’s accepted value is $1.25 million and total proposed secured debt is $750,000, the LVR is 60%.
For a second mortgage, combined debt includes both the first mortgage and the proposed second mortgage. Relevant interest, costs and other secured obligations also need to be considered.
This example explains the calculation. It is not an Assurity Capital lending limit or offer.
Net funds at settlement
The facility amount and available cash may differ.
Existing loan payouts, fees, legal expenses or an approved interest reserve may be deducted before funds are available for the intended purpose.
Ask for a breakdown of the gross amount, deductions, net proceeds, ongoing payments and expected debt at maturity.
Private lending rates and fees
There is no single interest rate for every Launceston private loan.
Pricing depends on the proposed transaction, including property, leverage, mortgage position, amount, term and repayment risk.
Compare interest with establishment fees, valuation expenses, legal costs, discharge charges, minimum-interest conditions, early-repayment terms and default provisions.
If interest is retained or capitalised, understand its effect on both usable funds and the final amount owed.
The most useful comparison is the complete facility on equivalent assumptions—not the headline rate alone.
Refinancing an existing private loan
Begin a refinance enquiry before the existing facility reaches maturity.
Assurity Capital may consider eligible private-mortgage and caveat-related refinancing, subject to review of the underlying documents and security position.
Provide the current payout, maturity date, all registered interests, any arrears or formal notices and the reason the original exit has changed.
The replacement loan needs a credible repayment strategy of its own.
Repeated refinancing without an achievable exit can increase borrowing costs and exposure.
Choosing the best private lender for your Launceston transaction
The best fit depends on the property, purpose, amount, timeframe and repayment plan.
Assurity Capital is a lender to consider for eligible property-secured business, commercial, bridging, development and refinancing requirements.
Before accepting any proposal, establish:
-
Which legal entity is providing the loan
-
Whether a broker or introducer is involved
-
What security and mortgage position are required
-
How much usable funding will be available
-
Which conditions remain before final approval
-
The complete borrowing cost
-
The repayment obligations and maturity date
-
What happens if the exit is delayed
A lender’s suitability should be supported by the actual terms and evidence. No provider is automatically the best for every borrower.
Launceston and surrounding areas
Eligible enquiries may involve Launceston CBD, East Launceston, South Launceston, West Launceston, Newstead, Newnham, Mowbray, Invermay and other nearby locations.
For properties in Riverside, Trevallyn, Legana, Prospect, Kings Meadows, Youngtown or surrounding Northern Tasmanian areas, provide the exact address and relevant council area.
Regional labels do not replace precise security information.
Assurity Capital serves Tasmanian borrowers from its Sydney base. Coverage does not imply a Launceston branch or automatic acceptance of every property.
Frequently asked questions
Does Assurity Capital consider private loans in Launceston?
Yes. Assurity Capital considers eligible property-secured business, investment and commercial lending enquiries in Launceston as part of its Tasmanian coverage. Each proposal is assessed individually.
Can I apply if my bank declined the transaction?
You can discuss the scenario. Explain the reason for the decline and whether the underlying issue remains unresolved. A different assessment approach does not mean automatic approval.
Can self-employed borrowers apply?
Eligible self-employed borrowers may submit an enquiry. Supporting documents are still required, and the purpose, property and repayment strategy must be acceptable.
Does private lending mean no-doc finance?
No. Private lending does not remove the need for identification, relevant entity information, property details, existing liability information and evidence supporting repayment.
Can I retain my existing first mortgage?
Potentially. A second mortgage may be considered where accepted equity, combined debt, existing mortgage terms and any consent requirements support the arrangement.
Can commercial property secure a business loan?
Eligible commercial property may potentially support a business-purpose loan. The property, existing debt, requested funding and repayment strategy will be assessed.
Can a heritage property be considered?
A property with heritage considerations needs individual assessment. Relevant controls, proposed works, condition, costs and marketability should be understood before relying on a refurbishment or refinance strategy.
How quickly can bridging finance settle?
Timing depends on the application, valuation where required, security review, documentation and outstanding conditions. Provide the deadline early, but do not rely on funding before approval and settlement arrangements are confirmed.
Can I obtain development or completion funding?
Eligible proposals may be considered. The approval status, remaining budget, construction program, borrower contribution and supported exit are important to the assessment.
Are these unsecured business loans?
No. The lending described on this page is property-secured. Applicants seeking funding without property security should not assume these facilities are suitable.
Does Assurity Capital provide owner-occupied home loans?
No. Assurity Capital does not provide consumer-purpose owner-occupied home loans or personal loans. Eligibility depends on the actual borrowing purpose and structure.
What happens if I cannot repay?
Default may result in additional costs and enforcement of security, potentially including sale of the secured property. Guarantees may also create obligations for guarantors. Understand the documents and obtain independent advice before proceeding.

Important information
This page provides general information and does not take account of your individual objectives, financial situation or needs.
Finance is subject to assessment, acceptable security, lending criteria, due diligence, legal documentation and final approval. Amounts, costs, terms and timeframes depend on the transaction. An enquiry or indicative proposal is not final approval.
Assurity Capital does not provide consumer-purpose personal loans or owner-occupied home loans. Property-secured borrowing places the security property at risk if obligations are not met. Obtain independent legal, financial and tax advice before entering a facility.
